     The CC&R Inspectors at the Association are within the Community Relations Department, managed by Mr. John Steeb, Community Relations Manager. These Inspectors drive through the community on a daily basis to observe any alleged violations. Letters are then sent to the responsible homeowners requesting corrective action, and follow-up inspections are conducted until the issue is resolved. The Association currently issues approximately 2,000 violation letters annually.
     In addition, the CC&R Inspectors conduct escrow inspections of properties. Specifically, when the Association is notified that a property has entered escrow, a staff member inspects the entire exterior of the property to ensure that the property is in compliance with the Association's maintenance standards and to confirm that all exterior improvements have been approved by the Architectural Committee.

GENTLE REMINDERS...
Please Keep Garage Doors Closed
The Association wishes to request that residents keep their garage doors closed as often as possible. From time to time we receive complaints regarding this issue, and we felt it important to remind residents that the Association’s CC&R’s specify that garage doors may be open only for temporary purposes (such as arriving at or leaving the residence in a vehicle). As a courtesy to your neighbors, please keep your garage door closed. Thank you in advance for your cooperation.

Dog Leashes
In response to several questions recently, please note that dogs must be on a substantial leash no more than six (6) feet in length whenever they are out in the community. This Association rule, which is similar to a City of Irvine Ordinance, is enforced by the Association’s facility patrol. However, we do encourage residents who witness violations to report them to the Association office at 949/786-1800 or to the City’s Animal Control service at
949/724-7200.
     Association rules permit residents to allow their dog(s) to run off leash within the Retention basin adjacent to Wintermist park/pool provided that the animal does not become a danger to other residents in the basin.

Trash Can Rules
The Architectural Guidelines and Standards require that trash containers may be placed at curbside for pick-up after 5:00 p.m. the day before a scheduled collection and must be returned to their storage area and out of view by 8:00 a.m. the day following the scheduled collection.
     
The Woodbridge Village Association has fielded increased complaints and concerns from homeowners recently regarding the way residents secure and store their trash and other items to be discarded.
     Please remember to keep all trash items stored securely in trash containers, especially foodstuffs which, if not secured properly, can attract vermin and other pests.
     Please be a good member and neighbor and do your best to abide by these rules. If everyone chips in and does their part, we can all continue to enjoy our beautiful community


Real Estate Signs: Rules Reminder
The Association wishes to remind homeowners and residents of the rules that have been adopted by the Board of Directors in relation to the posting of signs in the community.
   An approved sign program has been adopted which requires a specific size, design and colors for all real estate signs. Signs can be purchased at the Association office. For sale/for lease signs are $20.00 each (1 per property) and open house signs are $15.00 each (no limit). Additionally, the Association approved signs are available at the following firms:

We recommend that agents and homeowners plan ahead and order in advance to be sure your signs are available in a timely manner.
   Open house signs must also conform to the size, design and color requirements and may be posted only on Wednesday, Saturday, Sunday and legal holidays. A maximum of 1 sign per change in direction may be displayed at the intersection of streets.
   Please note that real estate signs may not be placed in or on vehicles, windows, fences, etc. Flags, banners, balloons, riders, “sold” signs and other promotional paraphernalia are not permitted.
