December
2004 Committee Meeting
There were no committee meetings in the month of December.
November
2004 Committee Meeting
The Facilities Committee met on November 17 to discuss matters concerning
the facilities and the common area landscaping in Woodbridge.
Director Don
Davis informed the Committee that there is a proposal for a smoking
ban at Woodbridge facilities, which will go before the Board in
December for action. Members will have 30 days to review the proposal
and if approved, it will go into effect February 2005.
Director Davis also gave an update on the status of the rebuilding
of the North Lake Gazebo. He stated that the Board has accepted
a bid, and construction is expected to be completed by the Summer.
Recently completed
maintenance projects include the installation of new drainage around
Ashwood pool and the Slurry sealing of WVA parking lots. The fire
damage repair at Blue Lake Swim Club is expected to be completed
by mid-December.
October
2004 Committee Meeting
The Facilities Committee met on October 20, 2004 to discuss matters
pertaining to the facilities and common grounds within Woodbridge.
The project
of rebuilding the North Lake Gazebo has been put out for bid, and
the Facilities Committee will review bids when they are submitted.
The budget has been passed by the Board to start the concrete replacement
at Association pools. The Committee continues to look at options
to take care of the debris problem at the North Lake. Joe Pagan
informed the Committee that the contract to repair the facilities
after the fire at Blue Lake Swim Club has been signed. Mr. Pagan
also let the Committee know that the parking lot slurry seal work
has begun.
September
2004 Committee Meeting
The Facilities Committee met on September 15, 2004 to discuss
matters pertaining to the facilities and grounds within Woodbridge.
The reserve study meeting, which was scheduled for 9/15/04, was
not held due to lack of a quorum of the finance committee.
Also, action has been delayed on the landscaping project for the
entrance monuments.
Concerning
reconstruction of the North Lake Pagoda, a bid package is in process.
Final pricing on the project will probably not be in until late
in the year.
As a part of
ongoing maintenance, updated countertops are being installed at
Ashwood and Springvale.
The Committee
also discussed the North Lake debris by The Cove. Maintenance is
manually cleaning the area every day and is investigating the installation
of a skimming system, but no pricing has been established as of
yet.
Joe Pagan,
Maintenance Manager, expressed concern about the potential cost
of replacing concrete pool decks. The Facilities Committee has already
voted on concrete as the recommended replacement for decks. They
felt that the good life expectancy of concrete makes it a more fiscally
sound choice than some other option that would serve only as a temporary
“fix.”

August
2004 Committee Meeting
The
Facilities Committee met in August to discuss matters pertaining
to the facilities and grounds within Woodbridge. The Committee discussed
the issue of rabbit and cat droppings in the sand playgrounds. Mr.
Pagan explained that WVA has special sieves that are used to address
this problem.Mr.
Figeira reviewed the latest plans to upgrade the lighting and planting
for the Woodbridge entrance monuments. A presentation was made by
O’Connell Landscaping. After some discussion, a majority of
Committee members voted to proceed with further investigation into
upgrading the entrance monuments.
Director Don
Davis reported to the Committee that the Board recommended the version
of rebuilding the North Lake Pagoda that included a timber upper
structure, a concrete-wrapped steel lower structure, and concrete
substructure going into the water. This design is most in keeping
with the look of the existing Pagoda and other Woodbridge architecture.
There was a
brief discussion regarding residents’ complaints of noise
at the Briarglen pool. The Facility Committee felt this matter is
best addressed by the Recreation Committee
Mr. Pagan reported
that the countertops at Briarglen and Springvale were in the process
of being replaced as a part of ongoing maintenance and to provide
better visibility behind the counter area.
A resident addressed
the Committee regarding trash and leaves accumulating at the southeast
portion of the North Lake near the cove. Mr. Pagan agreed to solicit
bids for a skimming system that would address the surface debris
issue.
